Demolition permit issued for former Sobeys building on Pleasant Street
After sitting vacant for months following fire damage, the end unit of the plaza is slated for demolition.
A demolition permit has been issued for the commercial building at 205 Pleasant Street in Dartmouth, the site of a former Sobeys location that was damaged by fire earlier this year.
The Halifax Regional Municipality (HRM) issued Demolition Permit DEMO-2026-06673 for the property on June 2, 2026. The permit, submitted May 25, covers the commercial demolition of the property and is set to expire November 27, 2026.
According to HRM spokesperson Sarah Brannen, the work is considered a partial demolition, focused on removing the fire-damaged portions of unit 109.
“The fire damage is extensive, and the demolition will be the entire end unit of a strip mall,” she told the Post.
A February fire significantly damaged the building. At the time, the property was home to several businesses, including Pleasant Street Diner, MacKay PharmaChoice, Alexandra’s Pizza, HDR Vapes, and Efty Dishes. Fire officials said the blaze did not spread to the rest of the complex, although the former Sobeys portion of the building sustained considerable damage. Smoke damage, however, occurred throughout the complex. Most businesses resumed operations about a month after the fire, following smoke-related cleaning.
The municipality confirmed the property is zoned COR (Corridor Zone) under the Regional Centre Land Use By-law. The zoning designation is intended to support mixed-use development along major transit routes, including commercial uses at street level with potential residential or office space above.
Brannen said no development permits are currently associated with the site, and no reason for the demolition was provided as part of the permit application.
According to a notice of lease termination recently posted outside of Efty Dishes, the property is owned by Regency Capital Estates Limited. Dated June 9, the notice cites unpaid gross rent and other lease provisions as cause for the termination. The notice states the landlord intends to re-enter the Efty Dishes premises and take possession of the space.
The Post is not aware of what future plans, if any, are proposed for the site following demolition.
